St Matthews Real Estate
Lenihan Sotheby’s International Realty agent Mary Nancy Chatel has 13 years of experience under her belt and closes over $10 million a year in local Louisville real estate – particularly in the popular East End market of the St Matthews neighborhood. In this podcast episode, your host and fellow real estate agent Greg Fleischaker asks Mary Nancy about what makes St. Matthews real estate special and about selling homes in the winter.
Having grown up on a large tract of wide open space in Prospect, Mary Nancy had always envied her friends living in St. Matthews. “They could walk to anything they wanted,” she recalled. “I had just always thought when I grew up, got married and had children that I wanted to live in St. Matthews and have all of those amenities right at my fingertips.”
“St. Matthews is every single spectrum imaginable,” says Mary Nancy – from starter homes in the $195,000 price point, to new construction homes that are over $1 Million – and that’s a big draw for St. Matthews. No budgets are excluded here. Architectural styles are across the board as well, offering each neighborhood its own unique feel or look. The most common styles are Traditional Colonials, Bungalows and Cape Cods. Yet, there are also a lot of ranches offering the one-level living many buyers are looking for.
Location is key for buyers looking in this area too. “St. Matthews is just the hub where everything is going on.” She adds, “You can get everywhere in 10-15 minutes, but yet you still have the peace of a quiet neighborhood” tucked off the highway. Sidewalks and mature trees line the neighborhoods, which are attractive features.
Many buyers keep their eyes on desirable neighborhoods – older subdivisions like Richlawn or Norbourne Estates, as well as Mockingbird Gardens, one of the newer subdivisions with homes in the $550,000 to $2 Million. “It is inevitable, every single year, I sell a house or two the week of Christmas,” says Mary Nancy, dispelling the myth that winter is a slow time for real estate.
Homes in desirable St. Matthews neighborhoods priced right will sell all year round, so it’s a great place to invest in your next home. People are being transferred in every week and every month from Texas or up East, so now is as good a time as any to list or shop around with the right agent.
