Eric Seltz is an established real estate expert who has formed relationships with local Louisville architects, builders, interior designers, and landscape architects to provide clients with a wide range of services. He came over to real estate with a degree in urban planning and a background in management consulting 15 years ago.
“I’m a firm believer in good design sells property,” says Seltz. The look, functionality and floor plan of local homes largely governs how fast the home sells and what price it can fetch, especially in older neighborhoods, he adds. Sellers with the time and resources can benefit greatly from a consultation with Eric to learn what changes may constitute a better sale. Often times, a home can be turned around in as little as a few weeks. A home may need renovations or it may benefit from a quick staging operation to appeal to buyers, he explains.
On the flip side, Eric has helped buyers secure the homes of their dreams by tapping his vast network of resources as well. He tells the story of a buyer he has moving to town from Minneapolis. They knew they wanted a newer “golf course property.” The home they ended up buying was a bit older than their current home, so Seltz helped them put together a design plan and the means to have all their modifications done by closing in 30 days. In this case, working with a well-networked real estate pro alleviated their concern that the home they were buying was not a perfect match “by showing them how we can change what they’re looking at and how it’s going to accomplish their goals,” says Selz.
What fascinates Eric Selz most about real estate is examining “big picture” questions like: How do people inhabit their spaces? What do they do there? Why do they like living where they live? “Today people have incredible theater rooms, or they have great kitchens, or they have great patios. Those are the things that kind of connect people emotionally to where they are at and why they like their homes,” according to Selz. He focuses on connecting clients with the lifestyle features of a particular home that speaks to their needs or wants.
