Custom Luxury Builder
In this episode of his podcast, Jason Black explores the answer to the question: What exactly is a “luxury custom home” in Louisville? For Artisan Signature Homes, it’s generally a house that’s valued at $1 million or more with at least 4,000 square feet of space. In other words, you won’t find a $500,000 house on a large plot that brings the price up to the million-dollar mark. The true definition of a luxury custom home is based on the quality of the house itself, as well as the high-end features included in the build. For instance, many of the Jason Black signature homes feature first floor master bedrooms and bathrooms, large kitchens with spacious walk-in pantries, top-of-the-line appliances by Wolf / Thermador / GE, and a minimum of three-car (if not four-car) garages.
Louisville luxury custom homes are all about building to a specific client’s lifestyle, says Black. While you’ll still find some second-floor master bedrooms in Norton Commons, most people in Prospect and Glenview are looking for a first floor sanctuary where they can retreat once they’ve tucked the kids into bed upstairs. Many people are looking for the four-car garage because they have multiple kids who are driving or they need the extra storage space. “I feel there is an art to coming up with a custom home,” Black concludes, adding that no two houses he builds are ever exactly alike.
This podcast also answers: “What is the luxury custom home building process like?” Black takes prospective clients through the whole process of buying a custom luxury home, including:
• Lot Procurement
• The Initial Lifestyle Chat
• The Design Phase With Architectural Drawings
• Client Review
• The Budget/Design Phase
• Selecting Custom Finishes
• The Contract Phase
• Financing Options
• The Building Phase
• Closing The Deal
Prior to contacting Black, most clients have seen some of his past work and already have a lot procured. If need be, Black can also help clients find the perfect lot, but he never begins a project until he knows the space he’s working with, since he likes his designs to be integrated into the landscape and surroundings.
If you’re considering buying a custom designed home in Louisville, you may be interested to learn that the average turnaround time for construction is 10-12 months. The quickest homes can be up in as little as six months, whereas the larger and more complex designs that include features like swimming pools, tennis courts and gymnasiums could take 15-16 months to create. Once you factor in the time it takes to get the design just right at the outset, we’re talking about two years from the dream to the finished home.
