Jay Gulick Interview
Jay Gulick is the managing broker at Kentucky Select Properties, where he has advised thousands of clients on their real estate transactions throughout the Louisville Metro Area, particularly in the Highlands, Cherokee Triangle, Crescent Hill, Clifton, St. Matthews and Indian Hills. In this real estate podcast, he discusses how to price your Louisville home to sell in our market.
To start, Jay looks at comparable sales, particularly within the last six months to a year. A good starting point for sellers would be to check out websites like Zillow, Trulia and Realtor.com – which should be taken with a grain of salt, but could be helpful in getting a general idea on what’s happening on the market. Looking at active listings on the market can be illuminating too, as it may indicate where housing has been sitting on the market for a long time because it’s perhaps overpriced.
Next, speak with friends, family and colleagues to find a real estate agent you trust or call around to ask agents how many properties they have sold in your neighborhood over the last few years. Most relationships stem from referrals. “Pricing is a big part of the value that a professional real estate agent brings to a transaction,” says Gulick.
He explains that he doesn’t like to give out particular numbers over the phone with unknown sellers who may be calling multiple agents with no intention of listing. As an experienced agent, his knowledge of the neighborhoods and historic pricing data is a big aspect of why people call him to facilitate their sale.

In many ways, home pricing is more an art than a science. The best way to approach the process is to do your homework ahead of time (by checking the real estate websites and listening to this podcast!) and finding a trusted agent you can count on to sell your home in a reasonable time-frame at a price you deem fair.
